Jimmy John's Gourmet Sandwiches, a growing chain with more than 1,600 locations, is opening a restaurant in Carroll in the former KFC property on U.S. Highway 30.

The projected opening date is late spring of 2014.

Tim and Beth McCabe of Dakota Dunes, S.D., (in the Sioux City area) will make the Carroll Jimmy John's their third, Tim McCabe said. The couple have two Jimmy John's franchises in Sioux City.

They have worked with Carroll realtor Pat O'Leary of Smart Moves Iowa Realty in recent months. McCabe said he just inked a deal for purchase of the KFC property. The Carroll County Assessor's Office had no details on the transaction as of late this morning.

"There are just a lot of good things about Carroll and the community," McCabe said.

He said the central location (427 E. Sixth St.) will allow the restaurant to effectively manage its "freaky fast" delivery strategy.

"They'll get in very quick and also with the delivery," McCabe said.

The McCabes plan to remodel the KFC and add a patio-eating area on the south side.

The restaurant will employ 15 to 20 people in Carroll full- and part-time.

"Our goal is to hire a management team from Carroll," said McCabe, a Morningside College graduate who also works in the computer industry in the Sioux City area.

He stressed that the restaurant would seek local bids for construction work and bank in Carroll.

The McCabes' daughter, Rachel Vickery, is a manager of one the of Sioux City Jimmy John's.

In addition to the delivery service, McCabe said, Jimmy John's has other separating qualities.

"I think the thing that really separates us is the freshness of the ingredients," said McCabe, a franchisee for seven years.

The restaurant will not serve bread that is more than four hours old.
